Commercial Energy Performance Certificate (EPC)

The EPC’s which have now been fully implemented throughout the UK provide an energy rating from A to G for the building. An assessor will base the report on several factors of the property including lighting, heating and air conditioning. The report’s conclusion will include methods of improving the buildings energy efficiency. As soon as a commercial property is in the process of being let it is the responsibility of the prospective landlord to make an EPC available to prospective tenants. We are unable to offer your property for let until the an EPC is made available for the relevant property. The landlord is responsible for ensuring there is an EPC on the property regardless of any other parties involved including letting agents. There are 3 levels of non domestic energy assessors:

Level 5 - Large buildings over 10,000 m2 as well as smaller buildings that have particularly complex features such as curved fascias

Level 4 – Medium sized buildings between 2,500 m2 and 10,000 m2, smaller buildings that have complex services and system features

Level 3 – Small buildings below 500 m2

We can arrange for the above EPC’s but please note that the cost of the assessment will vary depending on the size of the building. An EPC needs to be available at no cost to the prospective tenant when:

• On a viewing

• Details of the building being provided

• Tenant requests for the EPC


Building requiring an EPC

All properties that have walls, roof and use energy to effect the indoor climate will require and EPC. This will include heating, ventilation systems or air conditioning. A stand alone hot water system without a heating system does not condition the indoor climate therefore the property will not require an EPC. An EPC is not required for:

• Places of worship

• Temporary building with a planned time of use for less than 2 years

• Stand alone buildings with a usable floor area of less than 50 m2 that are not dwellings

• Industrial sites, workshops and non residential agricultural properties with low energy demands

• Buildings due for demolition
